CHW Professional Consultants (Agent) on behalf of Sivance, LLC (Owners). Request for a Special Use Permit and Wellfield Special Use Permit to allow for an expansion of an existing industrial facility. Located at 5002 NE 54th Place.

  • Recommendation:

    Staff to City Plan Board – Staff recommends approval with conditions of Petition LD22-000007 SUP.

Poor lighting has been an issue raised by our city neighbors and city staff in the past. At a past General Policy Committee meeting, the commission voted to update its urban lighting ordinance, #200737. There are a number of benefits that may arise from improving lighting. However, if not carefully implemented, the benefits of increased lighting can have negative effects on public safety and may raise environmental concerns. To address the concerns stated above, staff is proposing amending the existing lighting ordinance according to FDOT lighting standards.

This request is for a Special Use Permit to allow for the development of an automotive fueling station with a total of eleven (11) fueling positions, gas canopy, and underground fuel storage tanks currently within the tertiary wellfield zone.  The proposed gas station is consistent with the Commercial future land use designation that is allowed in the Automotive – Oriented Business (BA) zoning.

EDA Consultants, Inc. (Agent). Amendment to the City of Gainesville Comprehensive Plan by amending the Future Land Use Map from City of Gainesville Single-Family (SF) and Residential Low-Density (RL) to Mixed-Use Office/Residential (MOR).

This petition proposes to rezone approximately 744 acres of property located north of U.S. 441 and both east and west of SR 121 from Alachua County Agriculture (A) district to City of Gainesville Planned Development District (PD).

Petitions LD-22-105 LUC and LD-22-107 CPA propose to amend the Future Land Use Map of the Comprehensive Plan by amending the land use category and policy 4.3.4 of the Comprehensive Plan Future Land Use Element pertaining to approximately 1,778 acres of property located north of U.S. 441 and both east and west of SR 121. The future land use map is proposed to be amended from RL (Residential Low-Density, up to 15 dwelling units per acre), SF (Single-Family, up to 8 dwelling units per acre) to MOR (Mixed-Use Office/Residential, up to 20 dwelling units per acre).
